How long does a commercial tenant build-out take in DFW?

Timeline depends on scope, permits, materials, and inspections. Simple finish work (drywall, paint, ceilings) may take 4–8 weeks. Complex builds with structural changes can take 3–6 months. We'll give you an honest schedule in writing.

What's included in a commercial tenant build-out?

We handle metal stud framing, drywall, acoustic and suspended ceiling systems, interior painting, trim, doors and hardware, and finish work — Division 08 and 09 scopes that are self-performed by our crews. Mechanical, electrical, and plumbing are coordinated with licensed trade partners.

What's the difference between an ACT (acoustic) ceiling and a drywall ceiling?

ACT ceilings use removable tile suspended in a grid — they're accessible (good for mechanical/electrical systems) and modular. Drywall ceilings are permanent, offer a finished look, and are often used in retail or upscale spaces. The right choice depends on your project type.

When should a business choose a suspended ceiling?

Suspended ceilings work best when you need access to mechanical, electrical, or data systems above the ceiling, or when you want flexibility to reconfigure a space. They're common in offices, retail, and tenant improvements.
